Applied for a specific apartment. Cost $35 each for me and my husband. This morning I was notified that the apartment was rented out yesterday. I asked why would they take our money knowing the apartment was already going to be rented out??? They had no viable answer. They refuse to refund our money. In other words plain and simple...they steal money from people like you and me.
I absolutely LOVE Liberty Management. I've rented with them for years and I have no complaints. I've actually rented 2 different properties with them and I've been equally happy with both. The staff is friendly and the maintenance person is always quick to handle my repairs.
I do not know how this property management company keeps any clients.
I called them to find a rental property and the lady could hardly take the time to answer any questions without referring me to the website before i was able to articulate my request. She actually put me on hold while I was speaking without saying a word. Just rude, I simply cannot and will not tolerate a business that offers a service for a fee and treats potential clients as if they were doing you a favor forced upon them.

If you are looking for someone to manage your rental property, be very careful of this outffit.
The owner of the management company will push very hard to sign you up. But once you sign the contract, which is tremendously twisted in their favor, they will bring up this contract in every conversation. DON'T SIGN THIS CONTRACT till you have consulted a lawyer!
The repair costs are very expensive -- putting a 2x4 in the fence costs $150 +10% "coordination fee" which is above and beyond the management fee. And they are not required to inform you of any pending repair less then $500. So there could be 4 repairs of $400 each in a month and you would not know about it till the bill comes.
On their side they don't follow the contract. Even though the contract says that it is "Broker's obligation to collect rents and to collect and disburse security and other deposits.." they would tell you that they are NOT responsible for collecting the rent if the renter does not pay. But, even after they have not collected and given you the rent, there is no way out for you. If you tell them that they have broken the contract by not giving you the rent and you want to use someone else, they will demand the management fee for all the remaining months in the contract + 50% rent (EVEN THOUGH THEY HAVE NOT PROVIDED ANY OF THESE SERVICES).
AND THEY WILL TAKE YOU TO COURT!
Be prepared for all this hassle if you hire them as property managers. BE VERY CAREFUL!
I would NOT recommend them to manage your property – Finally, I have free time to write review here. I would NOT recomment this company to manage your property.
LPM had managed my property for a year and I decided to change management. I have to say that most of staffs there are nice and worked efficiently. I normally got quick response on my questions or issues. Also, they found tenants quick for me. But when you have anything to fix, their charges are high and plus 10% for their coordination efforts. I could bear with it since I have relative new house with no major repairs. There were few issues I decided to change management:
1. They first found a tenant with month-to-month lease. Since they charge half month rent to find tenant, I asked them if they moved out within a year whether I have to pay the finding fee again on the next tenant. The GM Paula said no if it's within a year. So I agreed with the month-to-month lease. Unfortunately, I didn't get her written statement. It was conversation over the phone. The 1st tenant moved out after half year and they charged another half month rent on the 2nd tenant. Paula broke her verbal promise since I didn't have her written statement.
2. After the 1st tenant moved out, for the clean up work, I thought about to have my own handyman to do it. But they said their price is reasonable and plus the tenant have enough deposit. So I asked for a quote from them to make sure even it's from tenant's deposit. The quote was about $700 which was reasonable. So I let them do the work. However, I was surprised that they charged me about $1400 at the end. I argued with them few times but got no explaination and no response later.
After having been ripped off on these 2 main issues, I would be stupid if I haven't pulled my property out. I would NOT recomment this company to manage your property. Scheuber & Arendsee Realty is much better if your property is in Patterson.
I will make claims to get my money back!
Worst Property Management in Town – Beware of the unprofessionalism of the entire staff. They don't return phone calls, but they'll take your money. If you notify management that you have been waiting for a call back they'll expect proof that you've called and that you never go a call back. Also, management cannot seem to maintain professionalism when handling any type of situation.
Owners MUST USE – Im an owner of three separate properties in Modesto. 1 is a house and the other 2 are duplexes. I now live in Auroroa (a suburb of chicago), IL., and I enjoy sizeable monthly checks from Liberty Property Management. Its easy letting someone else do all the work, and since these people seem to love what they do, why not let them?
GREAT FOR TENANTS! – I just moved from Arizona to California, and the staff at LPM walked me through the renting process. They were accessible at all hours of the night, they work late, and they always pick up their phones. The day after we moved in to our property the AC broke, and the next day it was fixed. Its amazing these guys aren't bigger.
